Miami-Dade Improved Commercial Properties 7 Days to September 7, 2015

In the seven days to September 7, 2015, MLS counts 74 new listings for improved commercial/industrial properties within Miami-Dade County, down slightly more than one fourth from 101 new listings in the  week ending August 31st.  Worthy of noting among the new listings is a redevelopment opportunity in Wynwood with nearly 11,000 square feet of land offered at $12.9 million.

In the seven days to August 31, 2015, MLS counts 101 new listings for improved commercial/industrial properties within Miami-Dade County, essentially the same number as the 102 new listings in the  week ending August 24th.  Worthy of noting among the new listings is a multifamily redevelopment opportunity fronting Alton Road on Miami Beach (see Miami Beach multifamily property trends, area zip code 33139 demographics and economic data and projections, other multifamily and land listings) and with as asking price of $7.5 million.

Other indicators during this period that commercial real estate investors may wish to review are trends in commercial real estate prices and availability.  These are influenced by trends nationally as well as by  demographic and economic trends and expectations in the area.  To get a feel for how the market is today, view Miami area commercial property listings filtered by zip code, price range, or property type.

MLS Median Days to Sell Commercial Improved Property within Miami-Dade January 2010 to July 2015

The median number of days to sell commercial improved property within Miami-Dade County shot up in July to 113 versus the prior month level of 83.  Although worthy of note and markedly higher than the prior month, this level remains low versus levels that reached as high as 198 in the 5 years and 7 months ending July 2015, and is lower than the level of any month in 2010.

This metric is somewhat erratic, as can be seen in the accompanying chart.  Thus. any given month by itself doesn’t establish a trend.  The metric is worth paying attention to, nonetheless, particularly within the context of other commercial property trends in Miami-Dade.

Closing Price to List Price Ratio January 2010 to July 2015 Commercial Improved MLS within Miami-Dade County

The MLS closing to list price ratio for improved commercial properties within Miami-Dade County drifted a touch lower in July to 96% from 96.3% in the prior month.  This remains, as can be seen in the accompanying chart, near the high of 96.9% in April, and is generally in line with favorable trends for commercial property in the area.

It is worth noting that this strength in closing prices relative to listing prices is in the face of continued higher levels of listings, one measure of supply.  New listings for improved commercial property continue to run between 300 and 450 per month, as opposed to 200 to 300 prior to 2012.
